As a new player, I was wondering where I can buy a new house without paying a treasure.

After visiting several big towns I made a small reference table for guys like me.

So, the architects of Sosaria are offering you immobility using these prices:

To be honest outside of the really large houses, once you have an established player that amount of gold wouldn't even take a day to get. My Pure dex characters rocking nothing but exceptional gear and running through a low level dungeon can make a 100k a day. Custom homes are supposed to be for more established players that are rocking some good gear so I don't think the pricing is too difficult. Plus players do give houses away to new players on this server.

Also if you are new to the server send me a pm and I'll make a few set of GM Exceptional gear and weapons so you can have some in reserves in case you get pk'd or die to a mob. I have a legendary smith and I think also legendary tailor so I can make exceptional metal or leather armor.

Prices vary in each town depending on their Faction Tax Rate. If you want to find the cheapest house deeds, make sure you are buying from a town selling black pearl for 4gp. That means the town has 0 tax.

Of course that also might change if GMs increase the price of regs but for right now 0 tax rate also means black pearl costs 4gp per.

That said it is not always possible to find a 0% tax rate town that also has an architect, so you might want to wait until there is before making any large purchases.

Thanks for sharing that info @kuzzmi . I was thinking of doing the same research after I saw that @wreckognize mentioned different taxes and different real estate pricing in some other thread. But you just saved me a lot of time and effort.

Keep in mind, when you place a house with a "deed" or when you place an old type house, all you can get back is a deed that sells for like 60% of the value. If you place a small custom, you can get the complete value back for it. Really no good reason not to place a custom using the house placement tool. Also, it is much safer than carrying a deed.

I know a few good spots to place a small house, if anyone is looking can just pm me.

Are you sure you get 100% back from a custom plot? When placing one down it gives a warning you get back much less.

Edit: Even tho the warning says otherwise, you get 100% money back from demolishing a custom plot (not sure about walls and stuff)
