Villa right outside Cove. Takes about 20 seconds to run there on horseback from Cove bank. There's a wandering healer spawn nearby as well as an orc camp spawn. Quick run to the graveyard too. You can definitely place a 3 story custom plot here if you didn't want the Villa.
