Infested Dungeon/Overran dungeon

So say a dungeon/part of a dungeon has not been visited in a while. After a certain amount of time with no visitors the dungeon or area becomes infested with monsters. Only 1 place can be infested at a time and will only be infested for 24hrs. However during this time the infestation is much like a champ spawn, players must find the infestation and eradicate it. Once the spawn has been defeated, The Antiquarian will spawn. He would have a chance to drop top tier rares.

Just an idea I had while looking for ettins.

Could be fun... but if players started running through dungeons looking for an infestation, wouldn't they count as visitors and cripple it?
