Housing refund question if I demolish

I have a 7x7 plot placed with the house placement tool, and I want to demolish it to see if I can fit a bigger one in its spot. The in-game gump clearly says I will only get part of my money back. But other sources on this forum claim you get full amount back (I'm guessing UOF rules have been altered).

Can anyone confirm?

If its a custom house (you place it and you get a blank plot) you get 100% of the money spent building and placing the house.
If its a classic house you'll get a deed. (ewww).

I was curious about that, too. I got a hermit-crib but I already built a new house. Sounds like i'm bringing in the wrecking ball!
