I wish there was a way we could hire someone to design a house. I hate doing that stuff but want a pimped out savage pad. Where our the architects.

I still do this. I'm working on someone's house right now, but I'll be freed up in a day or so.

How do you do it do we transfer the house to you and you give it back. And how much do you charge. I'm just wondering exactly how it works.

Yeah, when we trade back I will take committing costs and fee depending on size. 250k for small houses, 500K for 18x18s, 750k for 30x30s.

I have been wondering the same, but the problem is that you need to be the owner of the house in order to get into design mode.
Solution for this is to get co-owner to have the same access to design mode.
That way we could hire other people to design them pretty easily. Just set up containers to owner status before you hire someone.
Shared this idea already when I was in staff, so they probably know it.

she has done over 20 or more homes for people. all have traded her the house and when done she has traded it back

That would make it just sure to not getting scammed nevertheless if the architect is trusted or not.

it is against the server rules to scam someone from a trade or deal on forums or irc. this was what staff has said in the past. if it ever happens to you, just report it

Fay is probably the most trusted person on uof, she is either the most trustworthy person on the shard or setting up the largest trust scam ever in uo. She could take me for 100s of mils. And several others as well. But I don't even worry about it cause she has never given me any reason to.
Also she takes a huge amount of pride in her work, she truly enjoys working on houses and values that over pixels.

I am not saying @Faytality cant be trusted.
What I tried to say was to make the SYSTEM more secure and simple.
No need to trade ownership just add the architect as co-owner and then remove him from list, when job is done and payment has been paid.
When architect has designed the new house, the actual owner can then just accept the design and make it live.
