To add to the ideas stated above, maybe there can be an auto refresh deed purchaseable but with limit cap of extra 30-60 days at most. The refresh deed price would say be relative to the placement cost. This will allow ppl with need to take a break and option to maintain their house with a longer time frame. The refresh deed cost will act as assurance that the player actually plays. The price can also be adjusted accordingly as dev see fit.

Everyone takes multi month uo breaks here and there for work or personal reasons. What needs to be addressed is getting rid of the extreme situations.

My suggestion:
If the house owner has not refreshed the house in 12 months, co-owners and friends can no longer refresh it.

Beside me is a castle, keep and large tower. Since I moved into my place 3+ years ago i have not seen either of them more than twice and the house decorations have not changed in either house in all that time. These are obviously people who don't play but their friends keep refreshing the houses.

This is the type of extreme scenario that should be addressed imo.

Open up more space.

Delete ... SOME (not all) ... static trees from the game world to make more & larger plots possible.

Heavily forested areas would be a start, take your pick:
- Crossroads
- Windemere Woods
- Spiritwood
- Southern Jungle
- E of Skara
- NW/NE of Britain
- E of Cove
- N of Compassion Desert
- W of Vesper

and how would you fix those who have more than 1 house per IP now?
Not to mention, I wouldn't even be able to live out of one house with all my items/lockdowns..

Some of these people have literally hundreds of deco items locked down on these homes, I know I'd walk away before I'd ever try to consolidate. I appreciate the idea, and suggestion, but the reality is sometimes you just can't go back, and the bigger problem is in the homes that are no longer in use, but just being refreshed, as opposed to the active player base here.

ya, 1 house per IP fixes nothing. if they arent playing..that one house will still be empty and taking up housing. no need to punish those who do play and use all their houses.

refreshed by the same account only is my guess. or..maybe a refresh deed if u know ur going away for a month or 2? based on house size. so a 7x7 deed could be 500k..compared to a 24x24 could be a few mil?

idk..just throwing stuff out there

Pay rent, similar to how setting up your vendors works, you put gold on him, it depletes weekly, if you don't pay your rent, your house goes IDOC, and you have one week to rectify it. Rent costs are dependent on house size...

Double the storage capacity of housing and keep available the storage increase gold sink. Reduce housing to 1 per person.

I am not necessarily into the idea of this, but it seems the easy approach for players arguing about having too much stuff and not being able to go back to less storage.

u can add storage to the house but not actual space. what good is collecting a thousand statues if there is no room to show em...keep em in a chest?

going back to one house screws over active players. i only have 2 small houses but i love the location in both, i couldnt drop either one of them

Best idea is to limit the time a friend can refresh a house.
Make it 6 month for a friend to be able to refresh, the the owner has to make a refresh before the frient timer can start again.
This would really only effect the players who really quit the game and not the ones who on vacation or a short break.
